Fire safety law

Concordesis the only law firm specialized infire safety for hotels and tourist accommodations.

We assist you in the analysis, securing, and compliance of your buildings and projects with respect to legal and technical requirements.

Concordes helps you resolve conflicting requirements related to urban planning, heritage protection (monuments and sites), and those related to fire safety.

We typically advise our clients from the project phase, during the urban planning procedure, to anticipate any requests for necessary exemptions for the operation of your establishment.

Particularly in the Brussels-Capital Region, the matter of fire safety is complex (annex 7 combined with the basic standards), and the administrative procedure is Kafkaesque.

As long as you do not hold a fire safety certificate, you will not be able to operate. Concordes will advise you to allow you to open your establishment according to your schedule.

Our approach combines legal rigor, operational understanding of technical constraints, and a pragmatic solution-oriented vision.

Sector-specific expertise in the property and hospitality sectors

The firm has developed particular expertise in fire safety applied to the real estate, hospitality, horeca, and tourist accommodation sectors, where the requirements for the protection of people and continuity of operations are particularly high.

We accompany you and manage visits and requests with the fire prevention officers (emergency zones, SIAMU…). Mr. Philippe Simonart has represented a large number of establishments to obtain exemptions from the Fire Safety Commission and to obtain a fire safety certificate, from boutique hotels to the largest hotels in Belgium with more than 500 rooms.

We regularly assist:

  • hotel operators and tourist accommodation concepts;
  • owners and managers of buildings open to the public;
  • renovation, conversion, or compliance projects for existing buildings;
  • operators facing injunctions or requirements from fire services.

This sector knowledge allows us to anticipate risks, engage effectively with authorities, and adapt legal solutions to the technical and operational constraints on the ground.

Concordes also acts as a facilitator in terms of operations, regulatory standards, manufacturer-dealer relationships, and operational constraints.

Litigation and risk prevention

Concordes Avocats also assists its clients in the prevention and management of sensitive situations, particularly regarding:

  • inspections and checks by fire services;
  • expiration of the fire safety certificate;
  • injunctions for compliance and deadlines for execution;
  • administrative sanctions and closure measures;
  • civil and criminal liability in the event of an incident.

A pragmatic and business-focused approach

True to the spirit of Concordes™, the firm favors a pragmatic, proactive, and cross-cutting approach, in close collaboration with architects, study offices, fire prevention experts, firefighters (SIAMU, rescue zones) and administrative authorities.

The objective is to provide secure and operational support, conciliatory, allowing for calm operational management and the anticipation of issues related to fire safety in order to enable the opening of a hotel establishment, a tourist accommodation.
